REVIEW ALTERNATE STREET LIGHT FIXTURE FOR RAMSEY TOWN
CENTER
By: Leonard Linton, Civil Engineer

Background:

Ramsey Town Center LLC previously submitted pictures and information on the
proposed street light package (poles, heads and bases) to be installed in the project.
These fixtures were to be used along all public streets and in commercial parking lots.
The poles will also support the traffic signs along the streets and will complement the
streetscape design. The chosen fixture family was not a stock item for Connexus and
consequently the maintenance fee would be higher than the standard fixture. This was
considered during the discussion of the fixtures and it was agreed that since Ramsey
Town Center is to be a signature development the increased price would be justified.

The developer and Connexus commenced negotiations regarding ordering these fixtures.
Little progress has been made on getting fixtures ordered. Recently it was revealed that
the promoted fixture is not on a non-stock item for Connexus, but is a special order item
from the factory. There is a tooling setup charge in addition to the per fixture price and
full payment for the order is required before manufacturing will begin. RTC LLC has not
been willing to provide the funding to order the fixtures for the entire project at this time.

Sunwood Drive has been paved and is ready to open for traffic. The wiring for the
lighting has been installed, installation of the poles and heads is not possible at this time
because of the impasse over placing the full order as outlined above. Town Center
Gardens, the development north of Bunker Lake Boulevard and west of Ramsey
Boulevard has delayed installing street lights, The developer wanted to use the same
style fixture as in Ramsey Town Center to provide a visual tie between the two projects.

Observations:

Connexus has suggested an alternative fixture that is a stock item for them and can be
ordered in a custom color with out incurring tool set up charges. Information on the
proposed fixture is attached along with pricing information on the approved and proposed
fixtures.

Recommendation:

Staff recommends approving the alternative fixture.

Action:
