Voting No: None. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Kurak, to approve the amended <br />Conditional Use Permit for Ramdance, LLC pertaining to building size in the TC-2 Zoning <br />District, based on the findings of fact, and adopt Resolution #04-11-356 declaring terms of same. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Kurak, Elvig, Pearson, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Case #5: Request for Site Plan Review of W. Properties; Case of W. Properties <br /> <br />Commmfity Development Director Frolik advised W. Properties submitted a site plan for the <br />development of a multi-tenant office and warehouse facility on the property located at the comer <br />of 143''~ Avenue and Ebony Street. W. Properties is proposing to construct a 42,240 square foot <br />office/warehouse facility in Industrial Park No. 5. Welle Construction and Prism Electric will <br />occupy the facility. The site plan meets lot coverage, setback and parking requirements. Exterior <br />materials will consist of concrete panels and the structure will not exceed 28 feet in height. The <br />proposed exterior materials and structure height are in compliance with requirements established <br />in the E-2 District. The office/warehouse facility will gain one access' from Ebony Street and one <br />access from 143~.d Avenue. The Planning Commission recommended approval contingent upon <br />compliance with City Staff Review Letter dated October 29, 2004, revised November 19, 2004. <br /> <br />Motion by Councilmember Pearson, seconded by Councilmember Elvig, to approve the proposed <br />site plan contingent upon compliance with City Staff Review Letter dated October 29, 2004, <br />revised Novelnber 19, 2004. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Pearson, Elvig, Cook, Kurak, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Case #6: <br /> <br />Request for Final Plat Review of Regency Pond 4th Addition, Case of TSM <br />Development, Inc. <br /> <br />Community Development Director Frolik reviewed that Outlot A of Regency Pond 4th Addition <br />is being replatted for the development of the mini-storage building. The Council approved the <br />site plan and preliminary plat at the November 9, 2004 meeting. Staff review letters from the <br />Anoka County Highway Department require that this development provide access to Ramsey <br />Boulevard for any redevelopment on the parcel on the comer of CR 116 and Ramsey Boulevard. <br />The submitted final plat does not formally dedicate Outlot A to the City for this purpose; staff is <br />recommending the City Council either require Outlot A to be dedicated to the City or an <br />easement be drafted to meet Anoka County's requirement. She advised staff is recommending <br />approval of the final plat, contingent on a formalized access agreement regarding Outlot A <br />between the City and the Applicant. <br /> <br />City Council/November 23, 2004 <br /> Page 10 of 17 <br /> <br /> <br />
