Regular Planning Commission <br />Meeting Date: 07/06/2017 <br />Submitted For: Tim Gladhill, Community Development <br />By: Eric Maass, Community Development <br />6. 2. <br />Information <br />Title: <br />Consider Sketch Plan Review for Greenway Terrace; Case of Aeon (Project No. 16-84) <br />Purpose/Background: <br />The purpose of this case is to review a sketch site plan and plat for a 1 lot subdivision that would be developed as a <br />54 unit apartment building. <br />A Sketch Plan affords the Planning Commission the opportunity to review a project before it enters the official <br />Preliminary Plat stage. The Preliminary Plat (future step) is the most important step in the review process and gives <br />the project 'entitlement' to the project. <br />Notification: <br />Staff attempted to notify all Property Owners within 700 feet of the Subject Property of the Sketch Plan Review. <br />Observations/Alternatives: <br />Generally speaking, the proposed 54 units apartment development appears to comply with most of the COR-4C <br />zoning; however, Staff has identified a few areas which are in conflict with zoning requirements. Those conflicts <br />are outlined with specificity in the planning technical review memo dated June 26th and include the following: the <br />location and materiality ofthe trash enclosure, the depth of eighteen (18) ofthe proposed sixty (60) parking stalls, <br />and the large massing of similar material on the primary entryway. <br />Funding Source: <br />All costs associated with processing the Application are the responsibility of the Developer. <br />Recommendation: <br />No action requested at this time. <br />Action: <br />No action required.
