This lot <br />is approximately 23,000 square feet. Lots 2 and 3 were created by <br />splitting the remaining parcel south of Front Street. <br /> <br />Ail of the lots are currently zoned B-! Business, but Lots 2 and 3 <br />are proposed as residential. A rezoning action thus is required <br />for Lots 2 and 2. <br /> <br />The lot ={ze for Lots 2 and 3 exceed the 20,000 sc =~ under th= <br />City's amended ordinance for rest' ~-~ <br /> _aen~_=_ use in the urban sewered <br />area cf the Critical Rivers district. The Ordinance has not <br />received final approvals from DNR or EQB. <br /> <br />Lot _~ exceeds the 20,000 SF size for non-rioarian, commercial use in <br />the district and exceeds the minimum lot width of 125'. Lots 2 and <br />3 exceed the minimum lot width of 90' and minimum 20,000 SF <br />re~airements for riparian residential lots. <br /> <br />The .~=~ ~{~-- . . <br /> ..... , ..... =.y D!at illustrates a 35' R O.W. (PARK) for the <br />proposed re{iona! trail corridor. This is consistent with the <br />Parks Ccr~.issicn reco~-umendation of 10/20/88. I would point out <br />that Council action on ~0/25 reduced ~ne ~-=i! right of %;ay v:idth <br />to 20' inclusive cf !7' of road right cf %~ay on the E!lofson <br />ir~.edia~e!y wes~ of this plat.
