Mr. Randy Ellofson
Page 2
September 28, 1988

Since the parcel is traversed by a proposed multiple use
regional trail corridor and is addressed in both the City's
comprehensive plan and trails map, a trail corridor 46' width
was recommended. After you indicated this was unacceptable, a
35' width was offered as an option with the balance in cash.
(This, however, would reql:ire your election to operate under
the new ordinance.) This was unacceptable to you.

We then offered an option of taking an even narrower strip
along Front Street such that combined with the road right-of-
way at least 35' would be available for trail corridor. This
would result in an approximate 18' width of dedication along
Front Street. In addition, a 37.5' strip along the west side
of Sunfish Lake Blvd. would be dedicated providing a
connecting link between the regional trail corridor towards
Hwy. !0. You again rejected this.

A subsequent option was discussed at the last Parks Commission
meeting (9/15/88) whereby the City would receive parkland
dedication for a trail corridor, the width to be dete_--mined as
that which would not reduce any of your lots to less than the
required 20,000 sql/are feet. You appeared to be agreeable to

Upon examination of your plat to determine this width, it was
determined that the lot s.on/are footages indicated on your plat were
less ~han the actual lot sizes since they reflected the ic% sizes
based on a traverse llne and not the water's edge or ordinary high
wa%er nar}:. Therefore, the full 46' could be dedicated without
impacting the 20,000 s~dare foo~ re_quiremen5 for lots.

~ indicate' tkis to ,~, in 9/21 . .
' ~ ~ our ~e!eohone conversation ~ also
in~icate~ tkat %~ere we to look only=-~ 'h~ = ~raverse _~ine =~_~r s~aare
focnac== the trail ccrridcr "~ '-~"'~'~ e×r ~a a minimum f
29' ~o 2=' in ~'i't].a ~ withou~ =dverse!y a= =c n~ ..e 20,000 SF i~t
size.
