10. <br /> <br />ll. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />That the Applicant submitted a site plan requesting to construct a 12,000 square foot office <br />complex on the Subject Property and said site plan will not exceed 50% impervious surface <br />area. <br /> <br />That the Applicant is requesting to exceed impervi.ous surface restrictions in order to <br />accommodate the building, parking/maneuvering area, and City imposed .requirement to <br />constructa 10 foot pedestrian trail along the western boundary line. <br /> <br />That on December 2, 2004, the Planning Commission approved the minor sketch plan and <br />recommended that the City Council approve the proposed Ramsey Office Park site plan, <br />contingent upon obtaining a variance. <br /> <br />That the adjacent property to the south is also located within the Scenic River Overlay <br />District and in 1988 received a variance to allow up to 58% impervious surface area. <br /> <br />That the impervious surface restriction is designed to limit and monitor site runoff to the <br />Rum River. <br /> <br />Thai runoff' from the Subject Property will be discharged into a regional stormwater system <br />that pre-treats runoff.
