We offer the following comments' <br /> <br />of one ('1) <br /> <br />General: The submitted major subdivision proposes to plat a 3.5 acre metes-and-bounds parcel <br />located west of 149th Lane and south of 151st Avenue. The sketch plan is proposing to subdivide ' <br />the existing parcel into 7 single family urban lots and one outlot. <br /> <br />Zoning: The property is zoned R-I Residential and is [ocated within the City's urban service <br />area. City Code permits platting urban lots that do not exceed three units per acre. <br /> <br />Accessory Structure: There is an existing accessory strUcture located on the Subject Property. <br />City Code does not permit accessory strUctures to be located on a property that does not contain a <br />homestead. The accessory strUcture will need to be removed from the property or the outlot will <br />need to be under ownership of an adjacent parcel (in this case Lot 7). <br /> <br />Lot Sizes: The lot size in the R-I MUSA is 10,800 square feet; all 7 lots exceed this standard. <br />The proposed lots range in size from 14,860 square feet to 22,972 square feet. <br /> <br />Lot Dimensions: All proposed lots must maintain 80 feet of frontage on a public street. The <br />preliminary plat must verify this standard is being met. <br /> <br />Setbacks: The sketch plan will be subject to a 30 foot front and rear yard, a 10 Ibot side ya[d <br />habitable, a 6 ibot side yard uninhabitable, and a 30 fbot side yard corner lot setback. The <br />setbacks must be shown on the preliminary plat. <br /> <br />Tree Preservation Plan: The City Council has adopted a Tree Preservation. Ordinance that <br />applies to your proposed plat. ~ have enclosed a copy of the ordinance, aloha with the general <br />requirements ~br preliminary plat submittal. <br /> <br /> <br />
