We offer the following comments: <br /> <br />General: The submitted major subdivision is proposing to plat a 28 acre parcel that is located <br />east of County Road No. 5 (Nowthen Blvd.) and south of 157m Lane. The sketch plan is showing <br />the creation of 10 single family lots and 32 detached town home units. <br /> <br />Zoning: The property is zoned R-1 Residential and is located within the City's urban service <br />area. City Code permits platting urban lots that do not exceed 3 un/ts per acre or up to 4 units per <br />acre through a Planned Unit Development (PUD). Townhouse units are permitted with a PUD. A <br />rezoning application will need to be submitted in conjunction with the preliminary plat submittal <br />in order to allow townhomes and a density of up to four units per acre. <br /> <br />Density: The sketch plan is proposing a density of 2.8 units per acre. <br /> <br />Lot Sizes: City Code regulates lot sizes for single family urban lots at 10,800 square feet. <br />Townhouse units are not regulated by lot size but rather by structure size. The proposed single <br />family lots and townhouse units appear to exceed code requirements. The smallest single family <br />lot is 11,883 square feet and the townhouse units will be approximately 3,772 square feet in size. <br /> <br />Lot Dimensions: The single family lots must maintain 80 feet of I¥ontage on a public street at <br />the building setback line. The preliminary plat must veri~ this standard is being met. <br /> <br />Setbacks: The single thmily lots will be subject to a 30 £bot fi'ont and rear yard, a 10 ~bot side <br />yard habitable, a 6 tbot side yard.uninhabitable, and a 30 ~bot side yard corner setback.
