CASE #: ~ <br />REQUEST FOR SKETCH PLAN APPROVAL oF <br />ALPINE WOODS 2~a ADDITION; <br /> CASE OF OAKWOOD LAND DE.-VELOPMENT <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for sketch plan approval to re-plat 5 single-family lots <br />of Alpine Woods into 7 single-family lots as a part of Alpine Woods 2ad Addition. The subject <br />property is generally located on Sunfish Lake Blvd and 157 Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed sketch plan ofAlpine Woods 2nd Addition <br />c) Approved plat of Alpine Woods <br />d) City Staff review letter dated December 30, 2004 <br /> <br />Notification: <br /> <br />No public hearing is required at the sketch plan stage of a plat. However, the City Council has <br />adopted a policy requiring notification of a proposed subdivision be sent out to residents within <br />350 feet of the subject property dur/ng sketch plan submittal. Staff attempted to notify property <br />owners within 700 feet of the subject prop&rty. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to re-plat 5 lots created as part of the Alpine Woods <br />subdivision into 7 single-family lots, as a part of Alpine Woods 2nd Addition. A home that was <br />originally slated to remain after the development of Alpine Woods will now be removed, thus <br />allowing for the creation of 2 additional lots. <br /> <br />All the proposed lots meet urban single-family standards for lot width, size,~ and frontage on a <br />public road. The proposed boundary of Alpine Woods 2na Addition does not include any <br />wetlands. A tree preservation plan was prepared for Alpine Woods; Staff will be reviewing this <br />plan to ensure no changes are required in conjunction with Alpine Woods 2nd Addition. <br /> <br />The proposed lots will gain access from 154th Court and Vanadium Street. No changes to any of <br />the streets created with the original Alpine Woods plat are proposed. Staff will need to review <br />revised grading and utility plans prior to final plat approval. <br /> <br />41 <br /> <br /> <br />
