CASE #: ~ <br /> <br />Background: <br /> <br />REQUEST FOR sKETCH PLAN APPROVAL OF <br />RAMSEY MEADOWS 5TM ADDITION; <br /> CASE OF TMH DEVELOPMENT <br /> By: Megan Waid, Associate Planner <br /> <br />TMH Development applied for sketch plan to create 7 single-family urban lots and one outlot on <br />an existing metes and bounds parcel generally located west of 149ta Lane and south of 151st <br />Avenue. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated December 30, 2004 <br /> <br />Notification: <br /> <br />No public hearing is required at the sketch plan stage of a plat.' However, the City Council <br />adopted a policy requiring notification of a proposed subdivision be sent out to residents within <br />350 feet of the subject property during sketch plan submittal. Staff attempted to notify property <br />owners within 700 feet of the subj.ect propertyl <br /> <br />Observations: <br /> <br />The subject property is 3.5 acres in size and is surrounded by acreage lots that are serviced by on <br />site septic and well systems as well as properties that are served by City sewer and water. <br /> <br />All the proposed lots appear to meet urban single-family Standards for lot width, size, and <br />frontage on a public road. It is anticipated that the outlot being created on 151st Avenue will be <br />developed with City services at some point in the future. <br /> <br />There is a substantial wetland on the proposed plat that will need to be delineated and' <br />encumbered with drainage and utility easements on the preliminary and final plats. <br /> <br />The plat is showing access being gained from 149th Lane, which is an existing public street. <br /> <br />A detailed grading and drainage plan will be reviewed as part of the preliminary plat submittal. <br />The sketch plan is showing a hatched area around the wetland, detailed information pertaining to <br />the meaning of the hatched area will need 'to be provided as part of the preliminary plat submittal. <br /> <br />The subdivision will be subject to permitting by the Lower Rum River Watershed Management <br />Organization. <br /> <br />The proposed plat will be reviewed Ibr park dedication requirements by the Park Commission at <br />their Janum7 meeting. <br /> <br /> <br />
