We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat approximately 179 acres (including <br />portions of Westby 1 st Addition and Now and Then Estates) to create a total of_o> urban single- <br />family lots. The subject property is generally located west of Nowthen Blvd and south of Troll <br />Brook. <br /> <br />Zoning: The property is zoned R-I Residential and is located in the Rural DevelOping Area. The <br />development of the property ~ith municipal sewer and water is dependent upon the outcome of <br />the current Comprehensive Plan amendment under consideration for the extension of urban <br />services to the north. This review letter will evaluate the proposal based on R-1 urban single- <br />family standards. The portion of the property adjacent to Trott Brook is also subject to Scenic <br />River and Shoreland Management requirements. <br /> <br />Lot Sizes: The current minimum dot size in the R-1 MUSA is 10,800 square feet. Compliance <br />with the minimum lot size requirements must be verified on the preliminary plat. The total area <br />of' the subject property is approximately 179 acres. <br /> <br />DensiW: The R- l Residential regulations ~br the MusA area allow a net density of 3 units per <br />acre. As submitted, the proposed sketch plan has a Foss density of approximately 1.3 units per <br />acre. Net density tbr the plat must be calculated at the preliminary plat stage. <br /> <br />Other Lot Requirements: All proposed lots contain more than 80 feet of frontage on a public <br />road and appear to meet setback requirements in the R-1 Residential distri-ct. Troll Brook is a <br />designated tributary of the Rum River and is subject to requirements of the Scenic River Overlay <br />District. specifically a 1004bot setback from the OHW of Troll Brook, along with controlled <br />vegetative cut-ting within this area. Several of the lots along Troll Brook do not appear to meet <br /> <br />61 <br /> <br /> <br />
