The divided <br />median and the roundabout on the street accessing CSAH 5 should be eliminated. Staff is <br />recommending that you explore the possibility of providing for a future road access across Trott <br />Brook. A location for a future crossing could be reserved with an outlot. <br /> <br />The sketch plan has been forwarded to Anoka County for review and comment. It is. anticipated <br />that the right-of-access along Nowthen Bird will be dedicated to Anoka County.. <br /> <br />Utilities: All lots are proposed to be sewed by municiPal sewer and water. You have submitted a <br />request for feasibility study to determine the feasibility of providing municipal sewer and water' <br />to the subject property; this request is under consideration bY the City Council, and must be <br />approved prior to the approval of this plat.. <br /> <br />Park Dedication: The sketch plan will be forwarded to the Park and Recreation Commission for <br />a recommendation on park dedication. The City has the option for land, cash or a combination <br />thereof. It is expected that a fbrmal Park Dedication recommendation will occur at the <br />preliminary, plat stage, <br /> <br />Trail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for <br />recording. It should be noted that the Park and Trail Plan shows proposed trails south of Trott <br />Brook and along Nowthen Bird on the Subject property. Staff will need to have further <br />discussion with you on the potential location for these trails. <br /> <br />Sewer and Water Trunk Fee: The Developer and the City will need to enter into an agreement <br />addressing the financing of the sewer and water extension to this development, <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for all new lots · <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. <br /> <br /> <br />
