Plat and Engineering, Commercial <br />Development Phase 1 ." We offor the following comments: <br /> <br />General Site Information: The site is legally described as Outlot I, Ramsey Town Center, and <br />is generally located east of ArmstrOng Blvd. N.W'. and south of Sunwood Drive. The City <br />recently approved a replat of the property to Lots. 1 and 2, and Outlot A, Block 1, Ramsey Town <br />Center 3rd Addition. The Pond Building ia the 4th commercial building to be developed on Lot 1 <br />and will be located in the southwest comer of the site, adjacent to the pond. A Conditional Use <br />Permit was granted during the Phase I review process for multiple main buildings'on one lot. <br /> <br />General Proposal Information: The site plan is .proposing to construct a. 9,200 square foot <br />multi-tenant restaurant building. - - <br /> <br />Zoning: The site is currently zoned TC-2 and general retail is a permitted use. <br /> <br />Access: As noted in the site plan review for Phase 1, Lot 1 will have 2 accesses onto 8unwood <br />Drive and 1 access onto Zeolite Street N. W2 <br /> <br />Building Height: The TC-2 District states buildings must be 1 -3 stories in height. The proposed <br />structure is one story and therefore meets the height requirements. <br /> <br /> <br />
