Associate Planner Wald responded that Staff has heard from this applicant and many others that <br />the City's office parking requirements are significantly under what is needed in today's market. <br /> <br />Chairperson Nixt indicated he thought those requirements were reviewed with the Town Center <br />design standards and incorporated into the rest of the City Code, so he does not know if they are <br />really that far off. <br /> <br />Tammy Sutherland, 143rd Avenue indicated her concern is also the traffic flow. She stated there <br />was a bad accident there just in the last mOnth, and the comer of 142nd Avenue has had five <br />deaths. She indicated some type of traffic flow control is needed to slow them down. <br /> <br />Associate Planner Wald stated she will bring this concern to the City Engineer. <br /> <br />Commissioner Van Scoy asked if speed has,been an issue on the road. <br /> <br />Ms. Sutherland stated that speed is an issue if Pedestrians are in the area or kids are on their <br />bikes. She indicated the park is a big soccer park, and there is a lot of traffic at night. <br /> <br />Commissioner Jeffrey noted that Staff mentioned a trail in the report, and asked if that will <br />happen. <br /> <br />Associate Planner Wald stated it is on the trail Master Plan and Staff feels strongly that it needs <br />to occur with this development. She indicated Staff and the applicant will have to work through <br />some of the pieces because the applicant does not own all the pieces of land needed for the trail. <br /> <br />Commissioner dohnsonjoined the meeting at 8:20p. m. <br /> <br />Commission Input <br /> <br />Chairperson Nixt suggested that the trail cOuld mn on the southerly side of the development to <br />the Amoco site, and then east over the sidewalk and down to the park. He indicated that would <br />bypass the Amoco site all together. <br /> <br />Associate Planner Wald stated Staff could make that recommendation to the Park and Recreation <br />Commission when they review it this month. <br /> <br />Chairperson Nixt commented that makes more sense than dead-heading the trail or exercising <br />eminent domain for land the applicant and the City do not own. <br /> <br />Commissioner Brauer agreed, indicating he would rather not have the trail going all the way to <br />142,'d Avenue where it is already a difficult comer. He stated from a pedestrian standpoint if you <br />have another way to walk to the park and stay away from 142nd it would be beneficial to the area <br />residents. <br /> <br />Planning Commission/December 2, 2004 <br /> Page 11 of 19 <br /> <br /> <br />
