I7 <br />and can indicate areas needing attention and can help focus the discussion regarding which <br />retailers to recruit that would best fit the needs and fill the gaps of the community. <br />Buxton goes further the attempt to use demographic data of residents within the determined <br />market area consumer's lifestyle and spending habits. It is assumed that this consumer analysis <br />can indicate to what extent demand for particular goods and services are being met within the <br />market area. It is unclear how Buxton determines the categories based on demographics alone, <br />or how accurately consumer spending aligns with demand for certain retail categories. <br />Results <br />Buxton concluded similar market feasibility findings to that of the 2017 Claritas Data Report later <br />in this report. Findings include market and sales leakages among the majority of retail <br />categories in the trade area. Some notable categories leaking from both sites selected are full <br />service eating places, clothing and accessory, beauty supplies, electronic and appliances and <br />auto parts. Categories doing well in either or both sites retail trade areas include: florists, office <br />supply, furniture and home furnishings, liquor sales, and auto dealers. <br />Their consumer profiles can be found informative, but unreliable and quickly outdated as they <br />are simply assumptions based on demographics for the area. It is unclear if the profiles take into <br />account changes in the economy, regional competition, or consumer spending reports. <br />Presently, they do not account for the new residents, and continually growing population of <br />Ramsey since the residential development within the COR continues to occur. <br />Ramsey Station TOD Market Analysis4 <br />This second study was completed in May of 2013 prepared for the City of Ramsey and the <br />NorthStar Corridor Development Authority by the McComb Group, Ldt. This market analysis <br />was much more comprehensive than the Buxton report and includes regional economic and <br />demographic trends as well as residential market information around the station site in Ramsey <br />on the Northstar Commuter Rail. In regards to retail and commercial development, this study <br />provides information about the feasibility of commercial and retail development based on <br />existing and forecasted demographics.
