The subject <br />property., is generally located on SunS~sh Lake Bird and 153rd Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map ., . <br /> b) PrOposed sketch plan of Alpine Woods 2nd Addition <br />· c) Approved plat of Alpine Woods <br /> d) City Staff' review !etxer dated December 30, 2004 <br /> <br />Notificatiou: <br /> <br />No public hearing [s required at the sketch plan s'cage of a plat. However, the. City Council has <br />adopted a policy requiring notification of a proposed subdivision be sent out-to residents within <br />350 feet of the subiecz property, during sketch plan submittal. Staff attempted to notify property. <br />owners within 700 feet of the subject property. <br /> <br />Observations: <br /> <br />Oakwood Land Development ts proposing to re-plat 5 lots created-ss part of the Alpine Woods <br />subdivision mid 7 single-family lots, as a part of Alpine Woods 2~ Addition. A home that vzas <br />originally slated to remain after the. development of Alpine Woods will now be removed, thus <br />allowing for the creation of 2 additional [ors. <br /> <br />All the proposed lots meet urban single-family standards tbr lo~z width, size, and frontage on a <br />public road. The proposed boundau, of Alpine Woods 2nd Addition does not include any <br />wetlands. ,4. tree preservation ptah was prepared for AlPine Woods; Staff will be reviewing this <br />plan to-ensure no cllanges are required [n conjunction with Alpd. ne Woods 2~ Addition. <br /> <br />The proposed lots will gain access from 15? Court and Vanadium Street.' No changes to '-any of <br />the streets created with the original Alpine Woods plat are proposed. Staff will need to roy.iow <br />revised ~ading and utility, plans prior to final plat approval. <br /> <br />16 <br /> <br /> <br />
