However, the City Council <br />adopted a policy requiring notification of a proposed subdivision be sent out to res/dents within <br />350 feet of the subject prope,'m/dunng sketch plan submircall Staff attempted to-noti~ property <br />owners within 700'feet of the subject property.. <br /> <br />Observations: <br /> <br />The subject prope~'W is 3.5 acres in size and is surrounded by acreage lots that are serviced by .on <br />site septic and well systems as well as properties that are served by City sewer and water. <br /> <br />All the proposed lots appear to meet urban single-family .standards for lot width, si_ze, and <br />frontage on a pubtic road. It is anticipamd that the outlot being created on i51st Avenue will be <br />developed with Ci~ services at some point [n the future. <br /> <br />There is a substantial wetland on the proposed plat that will need to be delineated'and <br />encumbered with drainage and utiliv easements on the preliminary and final plats. <br /> <br />The plat is showing access being gained frOm 149'h Lane, wl~ich is an existing Public st~:eet. <br /> <br />A detailed grading and drainage plan will be reviewed as Part of the preliminary plat submittal. <br />The sketch plan is showing a hatched area around the wetland, detailed inibrmafion pertaining to <br />the riieaning ol' the ixarched area will need to be provided as part of the preliminary, plat submittal. <br /> <br />The subdivision will be subject to permitting by the Lower Rum River Watershed Management <br />Organization. <br /> <br />The proposed pint will be ~-eviewed for park dedication requirements by the Park Commission at <br />ti~eir Januat-.=, me~tin~. <br /> <br />22 <br /> <br /> <br />
