· The facade of Sunwood Drive should be redesigned to become more engaging with the <br /> pedestrian through more architectural animation, more articulation, more depth, and the <br /> inclusion of some roof forms. As part of looking at revising the Sunwood Drive faCade, <br /> elements contained on the south side of the building should be considered for integration <br /> into the front facade. In addition, increasing the amount of glazing along Sunwood Drive <br /> should also be considered, <br />· The parking area in the northeast Part of the site should be removed and replaced with an <br /> extension of the building and/or appropriate screening. <br />· The waste disposal area should be removed from its present location or should be located <br /> inside. Assistant Community Development Director Trudgeon noted the building is <br /> surrounded on three sides by busy streets so it is hard to tuck away some of the less <br /> desirable needs of the site. <br />· Additional design treatment should be given to the eastern elevation than is shown. <br />· Screening with a mix of landscaping and decorative fencing is acceptable for the Police <br /> Department parking lot off of Sapphire Street. <br />· Further information should be provided about whether the windows will be tinted and the <br /> composition of exterior materials that will house the mechanical equipment located on <br /> the roof. <br /> <br />Bill Baxley reviewed the site plans and schematic plan, noting that the north side of the building <br />is bent to recognize the diagonal street that comeS toward it, and also the park in that location. <br />He showed the different facades that would be used, noting that while it is a Municipal Building <br />and should be recognized as such, they felt it could be a little more playful. He talked about the <br />ramp location and how the fagade of the south side would be very different from the front. He <br />stated the parking area will be heavily landScaped and park-like. He described the materials <br />proposed for the building. <br /> <br />Commission Input <br /> <br />Commissioner Shepherd asked how the metal will weather. <br /> <br />Mr. Baxley indicated that it will age with the building similar to copper. <br /> <br />Commissioner Johnson asked what is on the north and east sides of this parcel. <br /> <br />Mr. Baxley described the retail and park locations surrounding this site. <br /> <br />Commissioner Johnson indicated it will be important to have eating establishments within a short <br />walking distance from the building. <br /> <br />Assistant Community Development Director Trudgeon stated within close proximity will be <br />restaurant row, which is proposed to have several sit-down restaurants. <br /> <br />Commissioner Van Scoy asked if the roof forms are aesthetic only. <br /> <br />Planning Commission/December 2, 2004 <br /> Page 15 of 19 <br /> <br /> <br />
