Regular Planning Commission <br />Meeting Date: 03/01/2018 <br />Submitted For: Tim Gladhill, Community Development <br />By: Eric Maass, Community Development <br />6. 2. <br />Information <br />Title: <br />Consider Sketh Plan for Centra Homes (Project #17-162); Case of Centra Homes <br />Purpose/Background: <br />The purpose of this case is to provide the Planning Commission an opportunity to review the official sketch plan <br />submitted by Centra Homes. The proposed residential development consists of forty (40) detached town home units <br />located within The COR. The property consists of approximately 4.3 acres and is located at the southwest corner of <br />Bunker Lake Blvd NW and Ramsey Blvd NW. <br />Notification: <br />Staff held a public workshop on 02/01/2018 for adjacent property owners to have an opportunity to voice opinions <br />on three variations of the proposed development. Staff attempted to notify all Property Owners within 700 feet of <br />the proposed development via Standard US Mail of the public workshop. <br />Observations/Alternatives: <br />Observations <br />The Sketch Plan presented to the City generally appears to adhere to the COR Development Guidelines for the 4B <br />subdistrict. The Applicant will need to refine the proposal as directed in the staff review letter. Of particular interest <br />are the proposed internal private roadways. The Sketch Plan shows a connection to the west with Peridot Street NW <br />but does not show a connection being completed to Olivine Street NW. If possible, public safety would like to see a <br />connection to Olivine Street NW be completed to promote connectivity. <br />City Staff held a public workshop on the proposed development which at the time consisted of three different <br />concepts. Feedback from the general public has been included as an attachment to this case. <br />Funding Source: <br />All costs associated with the application are the responsibility of the Applicant. No City funds are proposed to be <br />used in connection with the proposed project. The site is currently owned by the City of Ramsey, and is subject to a <br />Purchase Agreement. <br />Recommendation: <br />Staff is supportive of the proposed development contingent upon compliance with the staff review letter. <br />Action: <br />No formal action is required at this time. The Planning Commission should provide general feedback on the <br />proposed sketch plan and if generally supportive should direct the Applicant to move forward onto Preliminary Plat. <br />Attachments <br />
