Councilmember Kurak introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #02-04-099 <br /> <br />RESOLUTION GRANTING FINAL PLAT APPROVAL TO BIRCH HILL LODGES <br />TOWNHOME DEVELOPMENT <br /> <br /> WHEREAS, US Home Corporation, hereinafter referred to as "Developer", has <br />properly applied for final plat approval on the following described property located in the City of <br />Ramsey: <br /> <br />That part of the East Half of the Northwest Quarter, Section 25, Township 32, <br />Range 25, Anoka County, Minnesota, described as follows: <br /> <br />Commencing at the southeast corner of said Northwest Quarter; thence on an <br />assumed bearing of South 89 degrees 21 minutes 46 seconds West, along the south <br />line of said Northwest Quarter, a distance of 233.92 feet to the centerline of St. <br />Francis Boulevard NW (State Trunk Highway No. 47); thence northwesterly a <br />distance of 221.52 feet, along said centerline on a nontangential curve concave to <br />the west, radius 1145.92 feet, central angle 11 degrees 04 minutes 34 seconds, <br />chord bearing north 06 degrees 17 minutes 35 seconds west; thence north 11 <br />degrees 49 minutes 52 seconds west, tangent to said curve and continuing along <br />said centerline, a distance of 861.48 feet to the point of beginning of the land to be <br />described; thence south 89 degrees 21 minutes 46 seconds west, parallel with the <br />south line of said Northwest Quarter, a distance of 888.64 feet to the intersection <br />with the west line of said East Half of the Northwest Quarter; thence north 00 <br />degrees 07 minutes 22 seconds west, along said west line, a distance of 757.00 <br />feet; thence north 89 degrees 21 minutes 46 seconds east, parallel with the south <br />line of said Northwest Quarter, a distance of 731.98 feet to the intersection with a <br />line bearing north 11 degrees 49 minutes 52 seconds west from the point of <br />beginning, said line being the centerline of said St. Francis Boulevard NW (State <br />Trunk Highway No. 47); thence south 11 degrees 49 minutes 52 seconds east, <br />along said centerline, a distance of 771.93 feet to the point of beginning. <br /> <br />Subject to an easement for driveway over a portion of the south 5.00 feet of the east <br />100.00 feet of the above described land, as measured at a right angle to and along the <br />south line thereof. <br /> <br />(the "Subject Property") <br /> <br /> WHEREAS, on October 16, 2001, the City of Ramsey received an application and <br />sketch plan for the proposed plat of Birch Hill Lodges Townhome Development; and <br /> <br /> WHEREAS, on November 5, 2001, the Planning Commission reviewed the sketch plan <br />for Birch Hill Lodges and recommended proceeding to the preliminary plat stage; and <br /> <br /> WHEREAS, on December 13, 2001, the Park and Recreation Commission reviewed the <br />proposed plat of Birch Hill Lodges and recommended that park dedication be satisfied with the <br />dedication of a 1.05 acre park and a cash payment; and <br /> <br /> <br />
