Councilmember Kurak introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #02-06-152 <br /> <br />RESOLUTION GRANTING FINAL PLAT APPROVAL TO HIGHLANDS AT RIVER <br />PARK 2''a ADDITION. <br /> <br /> WHEREAS, Arcon Development, Inc., hereinafter referred to as "Developer", has <br />properly applied for final plat approval on the following described property located in the City of <br />Ramsey ("City"): <br /> <br />That part of Outlot A, Highlands At River Park, according to the recorded plat <br />thereof, Anoka County, Minnesota, lying Southerly and Westerly of a line described <br />as follows: <br /> <br />Beginning at the northeast comer of the Southwest Quarter of the Northeast Quarter <br />of Section 24, Township 32, Range 25, said Anoka County, sait point being common <br />with an easterly line of said Outlot A; thence North 75 degrees 22 minutes 18 <br />seconds West, assuming the east line of said Southwest Quarter of the Northeast <br />Quarter bears North 00 degrees 42 minutes 34 seconds West, a distaance of 142.97 <br />feet; thence North 06 degrees 18 minutes 33 seconds West, a distance of 164.73 feet; <br />thence North 00 degrees 14 minutes 03 seconds West, a distanCe of 60.00 feet; <br />thence southwesterly, along a non-tangential curve, concave to the southeast, having <br />a central angle of 09 degrees 58 minutes 18 seconds, a radius of 1077.53 feet; for an <br />arc distance of 187.53 feet, the chord of said curve bears South 84 degrees 46 <br />minutes, 48 seconds West; thence South 79 degrees 47 minutes 39 seconds West, <br />tangent to said last described curve, a distance of 125.00 feet; thence North 10 <br />degrees 12 minutes 21 seconds West, a distance of 131.81 feet; thence South 89 <br />degrees 56 minutes 00 seconds West, a distance of 35.39 feet; thence North 03 <br />degrees 30 minutes 22 seconds East, a distance of 443.47 feet to a northerly line of <br />said Outlot A and said Line there terminating. <br /> <br />(the "Subject Property") <br /> <br /> WHEREAS, on April 11, 2001, the City of Ramsey received an application and sketch <br />plan from Centex Homes for a proposed plat; and <br /> <br /> WHEREAS, on May 1, 2001, the Planning Commission reviewed the sketch plan and <br />recommended that the Developer proceed to the preliminary plat stage; and <br /> <br /> WHEREAS, on May 10, July 12, and August 7, 2001, the Park and Recreation <br />Commission reviewed the proposed plat and recommended that the park dedication obligations <br />be satisfied with a combination of land dedication and capital improvements to Woodland Park, <br />Bear Park, and area trails; and <br /> <br /> <br />
