9.20.11 R-1 Residential District <br /> <br /> Subdivision 1. Intent. The intent of this district is to accommodate <br />single family dwelling units on suitable land in the 2020 Metropolitan Urban Service <br />Area (MUSA), rural developing, central rural reserve area, and rural preserve areas of the <br />City. All newly created lots, except the remnant of a lot of record not less than five (5) <br />acres in size and located within the 2020 MUSA, shall be serviced by sanitary sewer and <br />municipal water. All developing lots located within the rural preserva rural developing <br />and central rural preserve areas sh~l .be served with individual septic systems and wells. <br />For the Rural Developing Area, it is the intent of this section to require lot clustering in_ <br />order to preserve land for potential urban development at some point in the future. <br /> <br /> Subd. 2. ' Permitted Uses <br /> <br />a. Single Family detached dwellings <br /> <br />Agriculture, excluding the raising of livestock, poultry, and fowl <br />within the MUSA boundary unless compliance with Ramsey City <br />Code Chapter 5 (Animal and'Fowl) can be maintained. <br /> <br />c. Public parks, Municipal Fire Station. <br /> <br />a. Single Family/Townhome units as part of a PUD located within the <br /> 2020 MUSA. <br /> <br />e. State Licensed group homes in accordance with State Statute. <br /> <br />f. Licensed home daycares in accordance with State Statute. <br /> <br />g. Noncommercial horseboarding. <br /> <br />h. Home Occupations as permitted by City Code Section 9.11.04. <br /> <br />i. Accessory Uses as permitted by City Code Section 9.11.02. <br /> <br />Subd. 3. Uses Permitted by Conditional Use Permit: <br /> <br />Religious Institutions. <br />Commercial Horseboarding. <br />Private Dog Kennels. <br />Commercial Dog Kennels. <br />Increase accessory structure height/size. <br />Cemeteries. <br />Essential Services. <br /> <br /> <br />
