For lots located within the 2020 MUSA where ~adjacent structures existing as of July 1, <br />2002, have a different setback from that required herein, the front yard setback shall <br />conform to the prevailing setback of adjacent structures. If adjacent structures have <br />different setbacks from one another, the minimtim front yard shall be the average of the <br />two (2) adjacent structures. <br /> <br /> Subd. 5. Development Eligibility within the Central Rural Preserve <br />and Rural Preserve Areas. When a parcel's acreage is not evenly divisible by ten (10) <br />allowing for a pro rata density of four (4) units per forty (40) acres, an additional lot may <br />be developed only if the size &the fractional parcel is at least seventy-five percent (75%) <br />of that required for a single or an additional lot. Eligible units per lot are as follows: <br /> <br />7.5 to 17.49 acres 1 Unit <br />17.5 to 27.49 acres 2 Units <br />27.5 to 37.49 acres 3 Units <br />37.5 to 40.0 acres 4 Units <br /> <br /> Subd. 6. Rural Developing Performance Standards. The purpose of <br />this Subsection is to provide for the orderly development of property located in the <br />Rural Developing Area~. while accommodating future urban development should <br />City services become available to the property. The following Performance <br />Standards shall apply to all proposed subdiviSions after the date that this Section <br />becomes effective: <br /> <br />Lot Clustering Required, The lots permitted by the density in the Rural <br />Developing Area slmll be clustered in one area of the Plat. The location of <br /> <br />the cluster shall be determined by the following: <br /> <br />1. Location of houses on adjacent propetlies <br />2, Location offdistance to existing sewer and water services <br />3. Location/configuration of road access and streets <br />4. Suitability of soils forlbuilding and septic systems <br />5. Location and quality of trees on the site <br />6. Other factors as required by the Ci_ty Council <br /> <br />Parcels Eligible for Cluster Development. Parcels that are 5 acres or larger <br />are eligible for subdivision/clustering under this section. <br /> <br />Urban Development Plan Required. A plan shall be submitted at the <br />sketch plan stage of plat approval that includes the following inI¥rmation: <br /> 1. Current and future, lots, including the location of house pads <br /> 2. Current and future streets <br /> 3. Current and fim~re drainage and utility easements <br /> 4. Current and future parks and trails <br /> 5. Other inlbnnafion as required by the City Council <br /> <br /> <br />
