such extension hereunder shall give prompt notice to the other party of the occurrence causing <br />such delay. <br />34. Minnesota Law. This Lease shall be construed and enforced in accordance with <br />the laws of the State of Minnesota. The parties agree that the Minnesota state courts will have <br />exclusive jurisdiction over any dispute arising out of this Lease. <br />35. Entire Agreement. This Lease constitutes the entire agreement between the <br />parties relating to the subject matter described herein. The terms of this Lease are contractual <br />and are intended to be legally binding. This Lease supersedes any and all prior agreements <br />between the parties relating to the subject matter described herein. No party has relied upon any <br />statements, representations, or promises that are not set forth in this Lease. No changes to this <br />Lease will be valid or enforceable unless they are in writing and signed by all of the parties. <br />36. Equal Drafting. In the event any party asserts a provision of this Lease is <br />ambiguous, this Lease must be construed to have been drafted equally by the parties. <br />37. Savings Clause. Each provision of this Lease is separate and distinct and <br />individually enforceable. In the event any provision hereof or the application of any such <br />provision under any circumstance is declared to be unlawful or invalid, the enforceability of all <br />the other provisions shall not be affected. <br />38. Counterparts. This Lease may be executed in multiple counterparts, each of which <br />shall be an original, but all of which together shall constitute a single agreement. <br />39. Keys. Unless expressly permitted by Landlord, no additional locks or similar devices <br />shall be attached to any door or window and no keys other than those provided by Landlord shall be <br />made for any door. If more than two keys for one lock are desired by Tenant, landlord may provide <br />the same upon payment by Tenant. Upon termination of this Lease or of Tenant's possession, Tenant <br />shall surrender all keys of the Premises and shall explain to Landlord all combination locks on safes, <br />cabinets and vaults. <br />40. Plumbing. The restrooms, drinking fountains and other plumbing fixtures shall not <br />be used for any purpose other than for which they were constructed, and no sweepings, rubbish, rags, <br />coffee grounds or other substances shall be thrown therein. All damages resulting from any misuse <br />of the fixtures shall be borne by Tenant who, or whose employees, agents, visitors or licensees have <br />caused same.
