Regular Planning Commission 7. 1. <br />Meeting Date: 04/05/2018 <br />By: Chloe McGuire Brigl, Community <br />Development <br />Information <br />Title: <br />Consider Site Plan for Sharp Industrial Building Located at 6590 141st Ave NW (Project No. 18-105): Case of <br />Sharp & Associates <br />Purpose/Background: <br />Sharp & Associates, LLC (the "Applicant") has submitted a Site Plan for review for an industrial, multi -tenant <br />building on the property located at 6590 141st Ave NW (the "Subject Property"). The Applicant has a Purchase <br />Agreement in place with the City of Ramsey to acquire the Subject Property. <br />Notification: <br />Notification is not required for Site Plan review. <br />Observations/Alternatives: <br />The City received an application for a site plan review for a new multi -tenant industrial building in the E-1 <br />Employment District. The Subject Property is located on the corner of Basalt St NW and 141st Ave NW. <br />E-1 Regulations <br />The maximum building height allowed in the E-1 district is sixty-five (65) feet; the proposed building is one story. <br />The E-1 District also allows up to 45% lot coverage; the proposed building covers 23.5% of the Subject Property. <br />Building Setbacks <br />The required front yard setback in the E-1 District is thirty-five (35) feet. The proposed site plan shows a thirty-five <br />(35) foot setback off Basalt St (side corner lot line) and approximately seventy (70) feet off 141st Ave NW (front <br />lot line). The required side yard setback is twenty (20) feet in this district and the eastern (side) setback is shown as <br />twenty (20) feet. The rear setback is shown as slightly over sixty (60) feet. The proposed site plan meets the <br />required setbacks. <br />Use <br />The Applicant is proposing a five (5) tenant commercial/industrial building with off-street loading bays. Permitted <br />uses in this district include: manufacturing, research or testing labs, offices, supply yards with building, <br />warehousing and storage, self storage facilities (indoor), truck terminals with building. The commercial offices are <br />a permitted use. Off-street loading as an accessory use is allowed in this district. <br />Landscaping <br />The EPB has reviewed the Landscape and Tree Preservation plans and has recommended approval contingent upon <br />compliance with the Staff Review Letter. <br />Funding Source: <br />All costs associated with processing the Application are the responsibility of the Applicant. <br />Recommendation: <br />
