CC Regular Session 4. 11. <br />Meeting Date: 04/24/2018 <br />By: Chris Anderson, Community <br />Development <br />Information <br />Title <br />Adopt Resolution #18-082 Accepting a Drainage and Utility Easement over a Portion of Lot 4, Block 3 Woodlands <br />4th Addition (Project No. 16-102): Case of U.S Home Corporation (dba Lennar) <br />Purpose/Background: <br />In the spring of 2017, Lennar received final plat approval for Woodlands 4th Addition as well as their Lower Rum <br />River Watershed Management Organization (LRRWMO) Permit. However, the LRRWMO Permit approval had <br />multiple contingencies, including widening the drainage and utility easement on Lot 4, Block 3 from sixteen and a <br />half feet (16.5') to twenty-five feet (25'). The reason for this condition was that the easement is encumbering a <br />wetland mitigation area and per the Wetland Conservation Act, a twenty-five foot (25') buffer is required adjacent to <br />any mitigation wetland. Lennar has prepared an Easement Exhibit to encumber an additional eight and a half feet <br />(8.5') of this parcel with drainage and utility easement to satisfy the LRRWMO condition. Similar to all the other <br />drainage and utility easements within this plat, the easement would in favor of the City.
