(c) Conditional uses. Requires a conditional use permit based upon procedures set forth in and <br />regulated by section 117-51 (Conditional use permits) of this chapter. <br />(1) Motor vehicle, implement, and recreation equipment sales and service. <br />(2) Li alit manufacturinm with no outside storae. <br />(d) Accessory uses. (Subject to standards established in subsection (d) of this section and <br />performance standards established in article II, division 6 of this chapter. This section takes <br />precedence over other provisions of this chapter as it relates to this district) <br />(1) Commercial or business buildings and structures for a use accessory to the principal <br />use but such use shall not exceed 30 percent of the gross floor space of the principal use <br />unless otherwise approved by the city council. <br />(2) Open and outdoor areas for display of goods for sale and rental. <br />(3) Temporary seasonal sales. <br />(4) Motor vehicle implement and recreational indoor storage when accessory to sales and <br />service. <br />(5) Additional accessory use: Outdoor storage for materials and equipment accessory to <br />the principal use under the following conditions: <br />a. Shall not constitute more than 20 percent of the gross lot area. <br />b. Shall be screened on all sides with 100 percent opaque screening of wood, <br />masonry, or maintenance free material, or other means of screening as approved <br />by the city council. Chain link fencing of any type will not be permitted. <br />c. Shall be surfaced with bituminous or concrete if to be located in the side yard. <br />d. Shall be located in the side or rear yard only. <br />e. Storage area may be surfaced with Class V Gravel in the rear yard provided <br />that: <br />1. The gravel depth must be at least two inches. <br />2. The storage area must be setback at least 20 feet from public rights of <br />way. <br />3. The storage area must be setback at least 35 feet from adjacent <br />residential properties. <br />
