CC Regular Session <br />Meeting Date: 05/22/2018 <br />Submitted For: Patrick Brama, Administrative Services <br />By: Patrick Brama, Administrative Services <br />Information <br />Title <br />Approve Lease Agreement: Power Lodge <br />4. 7. <br />Purpose/Background: <br />PURPOSE: <br />Approve the attached lease agreement with Power Lodge for use of city owned storage space located at 6745 <br />Highway 10 and 6811 Highway 10. <br />BACKGROUND: <br />Power Lodge's primary location in Ramsey is 6781 Hwy 10. Power Lodge, formerly known as Pro Power Sports, <br />has been leasing storage space from the city for several years. Their existing lease has expired, and is now <br />month -to -month. Power Lodge would like to extend their lease with the city by three years; and expand the size/ <br />footprint of their lease premises. Power Lodge:https://www.powerlodge.com/ <br />Observations/Alternatives: <br />The attached lease agreement is generally consistent with the city's other lease agreements and policy for leasing <br />city owned property. The attached lease agreement was drafted by the City Attorney and reviewed by the City's <br />property management company--Permier Commercial Realty. Specific notes below: <br />• Terms/ conditions and language has been updated to be consistent with recent lease agreements. <br />• Includes rent payments that are market rate. <br />• Maintenance responsibilities are clearly outlined. <br />• No political signage allowed. <br />• Early termination clause included. <br />• Per the City's agreement with Premier Commercial Realty, a commission payment will be made to Premier <br />for this lease agreement. <br />• This lease agreement is being brought forward in conjunction with another lease agreement, for RM Golf <br />Carts. Power Lodge and RM Golf Carts worked together, as a group, with Premier Commercial Realty, to <br />come up with this solution.
