We offer the following comments: <br /> <br />General: The submitted major subdivision is proposing to plat a 28 acre parcel that is located <br />east of County Road No. 5 (Nowthen Blvd.) and south of 157th.Lane. The original sketch-plan <br />showed the creation of l0 single family lots and 32 detached town home units. The revised <br />sketch plan is proposing to develop 2 single family !ots and 50 single unit townhomes. <br /> <br />Zoning: The property is zoned R-1 Residential and is located within the City's urban service <br />area. City Code permits platting urban, lots that do' not exceed 3 units per acre or up to 4 units per <br />acre through a Planned Unit Development(PUD)..Townhouse units are permitted with a PUD. A <br />rezoning 'application will need to be subm!tted in conjunction with the preliminary plat submittal' <br />in order to allow townhomes and a density of up to four units per acre. <br /> <br />Density: The original sketch plan proposed a net density of 2.8 units per acre. The revised sketch <br />plan is indicating a net density of 3.5 units per acre, which is under the allowed 4 units per acre <br />density through a PUD. <br /> <br />Lot Sizes & Dimensions: Staff will defer to the R-2 districts when reviewing lot standards. <br /> <br />Setbacks: Staff will refer to the R-2 District when reviewing setback requirements. However, the <br />development will be processed as a PUD and therefore deviations to City Code are permitted. <br /> <br />Site Plaf~ Requirement: City Code requires ali PUD developments to submit bod~ a preliminary <br />plat and a site plm~ for City consideration. Staff will review in detail lot dimensions, setbacks, <br />and tot size requirements as part or' the site~ptan submittal. <br /> <br /> <br />
