Shade Tree Cottages <br />Sketch Plan Review <br />December 30, 2004, revised january 27, 2005. <br /> <br />The revised sketch plan is providing for additional single unit townhomes, which is a reasonable <br />use et' the property and permitted in the R-1 District. The. detached townhome unitg allows for a <br />better street layout. <br /> <br />Park Dedication: The sketch plan will be forwarded to the Park and Recreation commission at <br />their February meeting. The City has the Option for land, caSh or a combination.thereof. It is <br />expected that a formal Park Dedication reCommendation will occur once the preliminary plat is' <br />submitted. Any cash park dedication fees w-ill be required to be paid to the City prior to the <br />release of the final plat for recording. <br /> <br />Trail Fee: The plat will be subject to Trail Fees and they must be paid prior to release of the final <br />plat ~br recording. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for the new lo(s <br />being created.
