Message Page 1 of 1

Megan Wald

From: Sylvia Frolik
Sent: Wednesday, January 05, 2005 8:19 Ar~
To: Megan Wald
Subject: FW: National Growth- Rum River meadows

Megan, I received this email on your case. Please distribute copies of it at the meeting.
..... Original Hessage .....
From: GaW Maxson [mailto:gaw.maxson@itaScasystems.net]
Sent: Wednesday, January 05, 2005 7:36 AH
To-' Sylvia Frolik
Subject: National Growth- Rum River meadows

Thanks.

Sylvia,

I will be out of town during the planning commission review on Jan. 6th SO I would like to pass on a few of my
comments/concerns.

I am an existing home owner on the adjacent ,single family homes community north of the proposed sketch plan.
My comments/concerns are as follows: ~

-The townhome density seems very high compared to the adjacent housing development (Zoned R1). When the
roads, wetlands, ponds, etc. are subtracted it would seem to be much higher then the adjacent development,
which are approx. 1/3 acre lots (3 per acre).
-I have concerns about drainage problems during a heavy rainstorm. Will the proposed ponds affect the existing
drainage ponds of the adjacent development? The drainage pond of the adjacent existing development will back
up as far as lot 9 during heavy rainstorms'(probabl~/a lot more then what was planned). Will all this drainage
cause damage to the existing wetland during a heagy rainstorm?
-Townhomes 6,7,8,16,17 are extremely close to the existing single family homes.
-There are 28 townhomes, not 20 as stated.
-My last comment/concern is what this will do to the traffic funnel to hwy 10. Backups are 1-2 miles every morning
and evening. Are the developers having to contribute to the eventual (hopefully) road upgrades? Should we be
rezoning when we already have huge traffic problems?

Thanks,

Gary Maxson
5910 157th Lane
Ramsey, MN 55303
Ph. 763-427-0300
Cell: 612-801-8962

/5/2OO5
