Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to approve the <br />proposed sketch plan contingent tipon compliance with the City Staff Review Letter and <br />recommend that the applicant proceed to apply for preliminary plat approval'. <br /> <br />Motion carried. Absent: None. <br /> <br />Case//5 <br /> <br />Request for Final Site Plan Approval of the Pond Building in 'Ramsey Town <br />Center 3rd Addition; Case of Ramdance, LLC <br /> <br />Presentation <br /> <br />Assistant Community Development Director Fr01ik advised that Ramdance, LLC has submitted a <br />final site plan for approval of the_ fourth and final building in Phase 1 of the Ramsey Town <br />Center 3rd Addition, Lot 1. She noted the other structures previously approved for Phase 1 <br />include the Cobom's grocery store, the Comer retail building in the northeast coruer of the site, <br />and the Gateway retail building in the northwest comer of the site. She stated this fourth <br />building backs up to the pond adjacent to Armstrong Blvd., and will be referenced as the Pond <br />Building. <br /> <br />Assistant Community Development Director Frolik stated that at the December 2''d Planning <br />Commission, the City Staff and Planning Commissioners reviewed the preliminary site plan. <br />She indicated the discussion focused on concerns with the design of the drive-thru feature on the <br />Pond Building, in combination with the drive-thru pharmacy feature on the Cobom's building, <br />resulting in conflicting traffic patterns and flow through this westerly parking lot. <br /> <br />Assistant Community Development Director Frolik advised that subsequent to the Planning <br />Commission meeting, Ramdance submitted revised plans for site layout, grading, and future site <br />layout dated December 7, 2004. She indicated these plan revisions were reviewed by City <br />Council on December 14 as part of the request for preliminary site plan approval. The City <br />Council granted preliminary site plan approval, based on the modifications to the drive-thru lane, <br />with a condition that the Planning Commission be given the opportunity to review the final site <br />plan. <br /> <br />Commission Input <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer to approve the final site plan for <br />the Pond Building in Ramsey Town Center 3~d Addition contingent upon compliance with City <br />Staff Review Letter dated December 29, 2004. <br /> <br />Motion carried.
