Commissioner Brauer stated that even if iris oalled a detached townhome, to him it looks like a <br />small house on a small lot. He agrffed th, at it feels like the applicant is playing games with how <br />much he can get on the site. He is concerned that if they allow these here 'they will see a lot of <br />people trying to cram too many Small homes on small lots. <br /> <br />Mark Strandlund stated that the homes are not small; they are over 2200 square feet. <br /> <br />Commissioner Brauer indicated that:the lots are still small, and do nOt meet any regular setback <br />requirements. - <br /> <br />Mark Strandlund showed pictures of his proposed product, noting the basement could be finished <br />or unfinished. He stated they all .have different fronts so they do not look the same. The market <br />for this product is empty nesters; which cuts doWn on traffic trips, <br /> <br />Chairperson Nixt read from ,the PUD~ COde, highlighting-the portions that require the <br />development have a design compatible with the surrounding land use, and that the propcisal not <br />have a detrimental affect on surrounding !prOperty.' He stated he is also not convinced this will <br />not impact the wetlands, natural barriers or Steep slopes. <br /> <br />Chairperson Nixt stated he thinks this deg, elopment is trying to cram too much in a small space, <br />and he thinks it fails on many factors oftl'fe pUD Code. He indicated the private road location is <br />also an issue for him. <br /> <br />Motion by Commissioner Johnson, Seconded :by Commissioner Brauer to table the proposed <br />sketch plan to the February 3, 2005 Regular P~ng Commission meeting. <br /> <br />Delores Fix, 6055 157th Lane, Stated she has lived in Ramsey for 30 years. She indicated 157th <br />was a dead end street for 20 years. She indicated she realiZes things change, but it has become a <br />thoroughfare. She stated she has to 'be careful just gOing to her mailbox.. She questioned why <br />there would not be an Outlet to COtmty Road 5ifrom this development. <br /> <br />Associate Planner Wald advised that the CoUnty will not allow another exit onto Nowthen <br />Boulevard, and it would be difficult for the developer to do that because of wetlands. <br /> <br />Ms. Fix indicated the City needs .to sloW down the traffic on N0wthen Boulevard so residents can <br />get out from 157th Lane. ~- <br /> <br />Commissioner Brauer suggested she conta, ct the County and start the process to encourage the <br />County to reduce the speed limit. <br /> <br />Guy Petro, 6140 157th Lane, indicated'he :moved to Ramsey in 1979.' He indicated he knew it <br />would eventually be developed, but he was surprised at the density proposed. He stated he has <br />the same concerns as Delores on the. traffic.
