Absent: None.- <br /> <br />Case #7 Request for Sketch Plan Approval of Rum River Meadows; Case of National <br /> Growth, LLC <br /> <br />Presentation <br /> <br />Associate Planner Wald advised that National Growth, LLC submitted, a sketch plan to develop a <br />residential detached townhome subdivision on the property generally located east of Potassium <br />Street and south of 157th Lane. She Stated th~-SUbject property is 10 acres in size and zoned R-1 <br />Single Family. She indicated CityCode restricts density to three units per acre or up to-four units <br />per acre through a PUD. She advised that the ~ketch plan is proposing to plat the property into 26 <br />detached townhome units for a density 9f 3.2 units per acre. She stated townhome units are <br />permitted through a PUD, and :the ~ubject PrOperty will need to be rez°ned to PUD and the <br />required rezoning application will need to be sUbmitted in conjunction with the preliminary plat. <br /> <br />Associate Planner Wald stated the sketch platt is.prop0Sing to gain access from Potassium Street. <br />Potassium Street is currently an unimproved public street. <br /> <br />Associate Planner Wald indicated City Staff:is:recommending approval of the sketch plan~ <br /> <br />Commission Input <br /> <br />Commissioner Van Sc°y asked how lOng the r°ad woUld be. <br /> <br />The applicant stated it is approximately~ 1200 feet. <br /> <br />Commissioner Van Scoy asked if there was a possibility for another outlet. <br /> <br />Associate Plam~er g/aid stated there is not, ~at least at this ti,me. <br /> <br />Chairperson Nixt asked oiher than service the previous development, what purpose the outlet to <br />Radium would serve. He indicated 15~th callnot handle this traffic as more of these old <br />developments redevelop into larger neighborh%ds.
