REQUEST FOR SITE PLAN REVIEW; <br /> CASE. DF BERTOLAS & PEKULA <br /> By: Megan Wald, Associate Planner <br /> <br />CASE <br /> <br />Background: <br /> <br />Bertolas & Pekula applied for site plan review of a multi-tenant two level office facility <br />on the property located at the interseotion of 141st Avenue and Azurite Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated January 28, 2005 <br /> <br />Notitication: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site tSlan is proposing to construct a 12,528 square foot office facility (6,264 square <br />feet on each level). The subject property is .92 acres in size and is zoned E-2 <br />Employment; offices are a permitted use in this district. <br /> <br />The site plan is exceeding all required setbacks. Lot coverage has been Calculated at 16%, <br />which is under the 45% maximum lot coverage restriction established in City Code. The <br />site plan is subject to 42 parking stalls and 51 stalls are being provided.. <br /> <br />The site will derive access from 141st Avenue. - <br /> <br />The proposed rock face concrete block and glass accents proposed for exterior materials <br />are permitted and desired in the E-2 District. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Staff Review Letter. It should be noted that a drainage and utility easement will need <br />to be obtained from the adjacent property in order for the proposed drainage plan to be <br />acceptable. The development is subject to review and permitting by the Lower Rum River <br />Watershed Management OrganizatiOn. <br /> <br />The landscaping-plan is generally acceptable in accordance with the City Staff Review <br />Letter. <br /> <br />The proposed development is a direct result of a Tax Increment Financing initiated <br />project. <br /> <br />13 <br /> <br /> <br />
