Pillage Bank: Site Plan Revie~v <br />danuary 28, 2005 <br />Page 4 of 4 <br /> <br />Off Street Parkifig - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement will be fiN'shed with B6/I2 <br />concrete curbing. <br /> <br />Drainage and Grading: Drainage from this site is transmitted overland to three catch basins <br />which are located within the southernmost 50 feet of the property. These catch basins discharge <br />to a detention pond which is located on the property immediately adjacent to Riverdale Drive. <br />This detention pond outlets into the storm sewer located in Riverdale Dr/ye which discharges <br />into a regional pond located at the intersection of Riverdale Drive and Garnet Street which in <br />turn discharges into the ponding system in the Rivenwick subdivision prior to outletting into the <br />Mississippi River. <br /> <br />Calculations must be provided showing that the discharge from the on site pond will not exceed <br />the capacity, of the storm sewer located in Riverdale Drive. A permit for this site plan will need to <br />be obtained from the Lower um River Water Management Organization. <br /> <br />Access: Access to this site is proposed from two driveways onto Riverdale Drive. The accesses <br />proposed are acceptable to city staff. <br /> <br />Outside Agency: Although this development is not proposing to gain .access from State Highway <br />#10, the City is required to notify MnDot when development occurs adjacent to a State Highway. <br />The site plan was sent to MnDot and at the time of writing this letter, staff has not received any <br />written or verbal comments regarding your proposal. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is $3,835.00 per commercial acre. The amount of Stormwater Management Fee due <br />on the 2-acre parcel is $7,670. A cash payment will be required prior to the City issuing a <br />Building Permit. ' <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, February 3, 2005 at the <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
