PUBLIC HEARING <br /> REQUEST FOR A CONDITIONAL USE PERMIT <br /> TO EXCEED SIGN SIZE RESTRICTIONS; <br /> CAsE OF LEROY SIGNS, INC. <br />By: Chris Andersoni ZOning. & Recycling CoordinatOr <br /> Jason Sehmidt, Management Intern <br /> <br />CASE # <br /> <br />Background: <br /> <br />The City received an application from Leroy Signs, Inc. requesting a conditional use Permit to <br />exceed sign size restrictions for the NAU.Country Insurance Co. single occupant building located <br />at 7333 Sunwood Drive. <br /> <br />The following items are enclosed for your information: ' <br /> <br />a) Site location map <br />b) Schematic depicting the sign with one foot tall letters versus two foot tall letters <br />c) Engineered drawing showing dimensions of sign that would meet current regulations <br />d) Engineered drawing sh0v~ing proposeddimensi0ns of the two signs <br />e) Proposed findings of fact <br />f) Proposed conditional use-permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff notified property Owners within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />The Town Center district sign regulations, excluding the TC-2 subdistrict, are much more <br />restrictive than those for the general Business and EmploYment districts. These regulations were <br />developed with the intention of applying them to the core areas of the Town Center where there <br />will be many multi-tenant buildings, with each individual tenant having very limited frontage. <br /> <br />The NAU Country Insurance Co. building has dimensions of 179 feet by 183 feet, has frontage <br />along three (3) public roads, and is a'single-occupant building. It is .located in the TC-3 zoning <br />district, which restricts wall-mounted signs to a maximum of five percent (5%) of the ground <br />floor building faqade area or twenty-four (24) square feet, whichever is less. Furthermore, <br />lettering, numbers, or graphics are restricted to a maximum height of twelve (12) inches. <br />However, businesses with frontage on more than one public road are allowed the permitted sign <br />criteria [~or each street t?ontage. <br /> <br />Leroy S~gns Inc. is proposing to install two (2) wall mounted signs, one on the front faCade of the <br />~,l_llu.,,~q :}13~{ ,~,1){_~ Ill t']lt~ l'e;-l!' ,Q'lcade '~;fth¢ building.
