Commissioner Van Scoy noted the City has a green space corridor, and asked if Trott Brook is <br />part of that corridor. <br /> <br />Associate Planner Geisler indicated that will be looked at by the Park Commission at the <br />preliminary plat stage. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, Van <br />Scoy, and Watson. Voting No: None. Absent: None. <br /> <br />Case #4 <br /> <br />Request for SketCh plan APproVal of Ramsey Meadows 5th Addition; Case of <br />TMH Development <br /> <br />Presentation <br /> <br />Associate Planner Wald advised that TMH Development has applied for sketch plan approval to <br />create 7 single-family urban lots and one outlot on an existing metes and bounds parcel located <br />west of 149th Lane and south of 151st Avenue. She indicated that.the property is 3.5 acres in size <br />and is surrounded by acreage lots that are serviced by on-site septic and well systems as well as <br />properties that are served by City sewer and water. <br /> <br />Associate Planner Wald explained that all the prOposed lots appear to meet urban single-family <br />standards for lot width, size, and frontage on a public road. She stated it is anticipated that the <br />outlot being created on 151st Avenue will be developed with City services at some point in the <br />future. She indicated there is a substantia! wetland on the proposed plat that will need to be <br />delineated and encumbered with drainage and utility easements on the preliminary and final <br />plats. She noted the plat is showing access being gained from 148th Lane, which is an existing <br />public street. Associate Planner Wald s~ted a detailed grading and drainage plan will be <br />reviewed as part of the preliminary plat submittal' <br /> <br />Associate Planner Wald advised that City Staff recommends approval of the sketch plan. <br /> <br />Commission Input <br /> <br />Chairperson Nixt asked if lots 1, 2 and 3 are buildable given the wetlands. <br /> <br />Associate Planner Wald stated Staff has some concerns, and the plan will need to go to <br />LRRWMO for approval. <br /> <br />Commissioner Johnson asked if the applicant had any issues with the comments in the Staff <br />Review Letter. <br /> <br />The applicant indicated he does not.
