142na Avenue. The City is reqUesting a separate easement in recordable form to be g~iv. en
to the City by Riverside ComPanies in Order to accommodate the required trail.

Recommendation:

The Planning Commission reviewed the sketch plan at their December 2, 2004 meeting.
The Commission approved the sketch plan and recommended that the developer proceed
to final plat.

It should be noted that as part of the site plan discussion for the proposed office complex
on the subject property, the Planning Commission discussed the pedestrian trail along
Highway #47. The Planning CommissiOn was opposed to installing a trail along the entire
length of State HighWay #47 COnnecting to 142ha Avenue, and suggested the terminus of
the trail on the Holiday Station property be connected to the sidewalk along Xkimo
Street. The Park and Recreation Commission recommended that the trail be installed
along Highway #47 south to 142nd Avenue: Staff is recommending that the trail be
constructed from the Holiday station along Highway #47 to the north' line of the old
Amoco station, as the City is currently in negations for acquiring the Amoco property at
this time.

City Staff recommends final plat approval.

Council Action:

Motion to approve the final plat.

-or-

Motion to deny the final plat.

CC: 2/8/05
