Amoco <br />site, but could not, so now he is Work:ing On this'project. He stated he wants to be neighborhood <br />friendly, noting as an office condo park anything he can do to make it neighborhood friendly will <br />make the sales easier as well.' He indicated his Concern with the trail is going through property <br />he does not have. He agrees it would be better not to go through the Amoco site, but indicated <br />Outlot B is someone else's property. 'He stated he has an option on Outlot A but it depends on <br />how quickly the first phase sells out. :He indicated he is not sure about the City's request that he <br />pay for the trail and get'reimbursed. <br /> <br />Mr. Feldman stated the parking is based on one Spot for every 200 square feet. He noted that the <br />parking requirements are different for.leaSing Offices versus selling them, as he would be looking <br />at doctors, lawyers, etc.'that are mOre estab!iShed and have alarger clientele. He indicated he felt <br />it was better to have more than not enough.' <br /> <br />Commissioner Shepherd asked hOw many tenants there would be per building; <br /> <br />Mr. Feldman indicated there are six units per building. He stated that for the berm and <br />landscaping he wants something very nice, which will again make it easier to sell. <br /> <br />Associate Planner Wald' indicated Staff talked about the need for the trail corridor, and asked the <br />applicant's engineer to :give them ideas on hoTM it could lay out: She stated that was given to <br />them today and Staff has not had a c.hancO to ireeiew it. She indicated they feel it is important <br />and needs more analysis but that it can be .worked out. She stated the parking could probably be <br />dropped some. <br /> <br />Mr. Feldman stated he worked the nUmbers and dropping it down to 40 stalls only'reduced the <br />impervious surface from 49% to40%¢ so he would still need a variance. He indicated that with <br />the traffic on Xkimo Street he does not 'think there are enough signs to tell you the speed limit. <br />He stated he is concerned about traffic flow, but does not think that his professional clients will <br />have office hours during rush hoUr, which will help. <br /> <br />Cmnmissioner Brauer asked if he was Willing to move the main entrance to 143rd Avenue.' <br /> <br />Mr. Feldman stated that is a piece 0f property he dOes not own. <br /> <br />Associate Planner Wald commented that Staff Would be uncomfortable having only one access <br />point fbr eighteen units.: She stated they Can look at other traffic control measures, but would <br />want two access points.: She noted that thei_ access that comes into the first phase straddles both <br />properties and is a shared access for pl-[ase 11 and Outlot A.
