North Dayton Development AUAR
9. Land Use
a. Describe:
i. Existing land use of the site as well as areas adjacent to and near the site, including parks,
trails, prime or unique farmlands.
As indicated on the Existing Land Use Map (see Figure 9), existing use of the study area is identified
as Agriculture. Approximately 82% of the proposed study area is currently being used for agricultural
crop production, and the remaining 18% is dominated by wooded open space, wetlands, and
farmsteads.
An initial review of soils in the area (see Figure 8) shows that approximately 36% of the site qualifies
as prime farmland, 19% of the site qualifies as prime farmland if drained, and 36% of the site is
farmland of statewide significance. Only 10% of the site (approximately) has soils that do not qualify
as prime farmland. The breakdown of soil types based on the Hennepin County Soil Survey is as
follows:
Map
Symbol
SCS Soils Classification
% of
Acres site Farmland Rating
D4A
D67B
L 16A
L22C2
L22D2
L22F
L23A
L24A
L25A
L36A
Dorset sandy loam, 0 to 2 percent slopes 0.8
Hubbard loamy sand, Mississippi River 0.2
Valley, 2 to 6 percent slopes
Muskego, Blue Earth, and Houghton 0.4
soils, ponded, 0 to 1 percent slopes
Lester loam, 6 to 10 percent slopes,
moderately eroded
Lester loam, 10 to 16 percent slopes, 33.5
moderately eroded
Lester loam, morainic, 25 to 35 percent 5.8
slopes
Cordova loam, 0 to 2 percent slopes 21.8
Glencoe clay loam, 0 to 1 percent slopes 15.4
Le Sueur loam, 1 to 3 percent slopes 19.4
Hamel, overwash-Hamel complex, 0 to 3 26.3
percent slopes
14
179.7
0.1 % Farmland of statewide
importance
0.0% Not prime farmland
0.1 % Not prime farmland
32.2% Farmland of statewide
importance
6.0% Not prime farmland
1.0% Not prime farmland
3.9%
2.8%
3.5%
4.7%
Prime farmland if
drained
Prime farmland if
drained
Prime farmland if
drained
Prime farmland if
drained
