3. Forecasted Traffic <br />a. Site Traffic Forecasting <br />A trip generation analysis was performed for the development site based on the <br />rates and methods published in the Institute of Transportation Engineers (ITE) Trip <br />Generation Manual, 10th Edition. The ITE manual compiles studies from across the <br />country to provide a national average traffic generation for various land uses. <br />The resultant new trips generated by the proposed development are shown in <br />Table 2 and Table 3. Table 2 shows the trip generation based on the 2030 Future <br />Land Use plan, as specified in the City of Dayton's Comprehensive Plan. Table 3 <br />shows the trip generation based on the preferred developer land use which includes <br />single family homes, attached multifamily homes, and commercial developments. <br />Furthermore, it is assumed that for the year 2025 one third (1/3) of the development <br />will be build and occupied with full development and occupation occurring by 2040 <br />under both land use options. The 2025 partial development does not include the <br />commercial components. A detailed trip generation table showing the exact <br />breakdowns for both scenarios is provided in the Appendix. <br />As shown, the two land use plans are similar for the year 2025 development. Under <br />full development in 2040, the proposed North Dayton site is expected to generate <br />significantly less traffic compared to the 2030 Future Land Use plan.
