As a result, the County is involved in purchasing land and property rights owned by private <br />interests. Through its Right -of -Way Office, the County works to acquire the property <br />needed through direct purchase. There are many steps involved in "direct purchase" of <br />private property. <br />These include: <br />Contacting and negotiating property owners <br />Surveying the property for exact dimensions needed <br />Appraisal of the value of the land needed <br />As needed, payment for the owner's appraisal fees <br />Examination of title and recording of documents of conveyance <br />On occasion, additional steps are involved, such as: <br />Complete parcel acquisition <br />Relocation of residents or businesses <br />Court costs in the event of dispute <br />Condemnation proceedings <br />Throughout this entire process, the property owner has many rights and the County has <br />numerous responsibilities. As part of the <br />corridor plan, an analysis is performed to <br />determine future growth of businesses and <br />population. With this information, the County <br />can determine how much capacity a road will <br />need to accommodate in the future and begin <br />working with the City and developers to obtain <br />needed right-of-way for the road. Also, with this <br />information, the County can determine the type <br />of access (number of driveways and entry points) <br />that will provide for safety and mobility along <br />that future road.
