Regular Planning Commission <br />Meeting Date: 09/06/2018 <br />Submitted For: Tim Gladhill, Community Development <br />By: Eric Maass, Community Development <br />6. 1. <br />Information <br />Title: <br />Consider Resolution #18-185 Approving Final Plat and Site Plan for Bunker Lake Industrial Park Second Addition <br />(Project #18-130); Case of PSD, LLC <br />Purpose/Background: <br />The purpose of this case is to review the proposed site plan for Bunker Lake Industiral Park Second Addition. <br />While the resolution includes final plat approval, final plat is reviewed only by the City Council. The proposed <br />project is located in the City's new business park located generally south of Bunker Lake Blvd and west of <br />Armstrong Blvd. The proposed building is 60,800 sq ft and would be the third building in the City's new industrial <br />park. <br />Notification: <br />City Staff attempted to notify all property owners within 700 feet of the Subject Property of the request via U.S. <br />mail. <br />Observations/Alternatives: <br />The lot and proposed structure as proposed meet all dimensional standards of the E-3 Employment district. <br />Proposed Building: Lot 1 is proposed to be occupied by a 60,800 square foot and 31 foot 6 inch tall building that <br />appears to be designed for light industrial or warehouse uses. Potential occupancy classifications listed on the plan <br />set include B-Office, F-1, F-2 Manufacturing, M-Showroom, and S-1, S-2 Storage. The building has eight (8) <br />loading dock doors measuring 9 feet wide by 10 feet tall, eight (8) roll -up doors measuring 14 feet tall and 12 feet <br />wide, and eight (8) pedestrian doors facing south. These doors are spread out in eight groupings with one type of <br />each door indicating that building could have up to eight different businesses within the single building. Each of the <br />eight tenant spaces would be 7,600 square feet. The north side (facing Bunker Lake Blvd) of the building would <br />indicate a design for five tenants within the single building based on the number of front entrance doors. The east <br />and west elevation each have one (1) pedestrian door in the center of the building. <br />Parking: Per the city code, one parking stall is required for every 300 square feet of office space or one parking stall <br />per 1,000 square feet of industrial space. The site plan shows a 60,800 square foot building with 125 parking stalls, <br />six (6) of which are shown as handicapped stalls. 100% industrial uses would require a total of 60 spaces whereas <br />100% office use would require a total of 203 parking spaces. The 125 proposed spaces is more than is required for <br />industrial but less than for office. Staff anticipates a mixture of office/warehouse space and as such it is Staff s <br />opinion that the proposed number of parking spaces is sufficient. <br />Alternatives <br />Alternative 1. Recommend approval of Resolution #18-185 approving site plan of Bunker Lake Industrial Park <br />Second Addition. The proposed site plan is largely consistent with the City's zoning ordinance with minor revisions <br />as noted in the staff review memo. The proposed industrial space will be a benefit to the business community and <br />city as a whole. Staff is supportive of Alternative 1. <br />Alternative 2.
