<br />9.That the stated intent of the E-1 Employment District is to accommodate general industrial <br />activities. <br /> <br /> <br />10.That the Permittee has submitted a floor plan of the building on the Subject Property that <br />indicates the intention to install eighteen (18) individual tenant suites, each with separate <br />access from the exterior of the building. <br /> <br /> <br />11.That the Permittee has submitted a site plan that shows three (3) rows of parking/display <br />area stacked on top of each other along the south lot line and eighteen (18) additional stalls <br />along the southern wall of the building. <br /> <br /> <br />12.That City Code requires a twenty-four (24) foot wide drive aisle to access any vehicles <br />displayed and the southern two (2) rows do not comply. <br /> <br /> <br />13.That the Subject Property is served by a private well and septic system and that <br />documentation must be submitted to the City demonstrating that there is sufficient capacity <br />to accommodate the proposed building improvements. <br /> <br /> <br />14.That the Permittee has stated that additional paving would be installed as needed to <br />accommodate future tenants. <br /> <br /> <br />15.That any grading and/or paving shall require plans prepared by the Permittee and submitted <br />to the City for review and approval. <br /> <br />FINDINGS OF FACT <br /> <br /> <br />1.That motor vehicle sales will be unduly dangerous or detrimental to persons <br />residing or working in the vicinity of the use, or to the public welfare. <br /> <br /> <br />2.That motor vehicle sales will substantially adversely impair the use, enjoyment <br />or market value of any of the surrounding properties. <br /> <br /> <br />3.That the motor vehicle sales operation will not be maintained so as to be <br />harmonious and appropriate in appearance with the existing or intended <br />character of the general vicinity and will change the essential character of the <br />area. <br /> <br /> <br />4.That motor vehicle sales will be hazardous to existing or future neighboring <br />uses. <br /> <br /> <br />5.That motor vehicle sales will impact essential public facilities and services, such <br />as highways, streets, police and fire protection. <br /> <br /> <br />6.That motor vehicle sales will create excessive additional requirements at public <br />cost for public facilities and services and will be detrimental to the economic <br />welfare of the community. <br />RESOLUTION #18-136 <br />Page 2 of 6 <br /> <br />
