LEASE AGREEMENT <br />This Lease Agreement, dated this day of , 2018, (this "Lease") by and <br />between the CITY OF RAMSEY, Anoka County, Minnesota, a Minnesota municipal <br />corporation ("Landlord") and Todd Bialon ("Tenant"). <br />1. LEASED PROPERTY: <br />Premises. The lease premises consists of 32,626 square feet of paved parking <br />surface space located on Parcel 1 and Parcel 2 immediately east of 7551 Highway 10 NW <br />in Ramsey <br />; as identified by the following Anoka County property identification numbers: <br />a. Parcel 1 — PIN 28-32-25-31-0020 <br />b. Parcel 2 — PIN 28-32-25-31-0007 <br />The legal descriptions for Parcel 1 and Parcel 2 are as set forth in Anoka County <br />property records. To the extent those records conflict with the legal descriptions <br />in the Lease Data Sheet for Parcel 1 and Parcel 2, the property records control. <br />2. TERM: <br />Term. The term of this lease is for a period of five years commencing on the 3rd day of <br />November, 2018 (sometimes called "the Commencement Date") and expiring the 2nd <br />day of November, 2023 (sometimes called "Expiration Date"), unless sooner terminated <br />as hereinafter provided. <br />Early Termination. Notwithstanding Term described in 2(a) and 2(b) above, Landlord <br />and Tenant reserve the right to terminate this Lease without cause at any time with one <br />year's written notice. <br />Option to Renew. Tenant shall notify Landlord, in writing, at least sixty (60) days before <br />the Expiration Date of Tenant's intent to renew the Lease Term for an additional thirty six <br />(36) months ("Option Period "). Monthly rent in the Option Period shall be equal to the <br />monthly rent in the last year of the initial lease term. <br />3. BASE RENT: <br />a. Rent. Tenant shall pay Landlord, a total monthly rent payment in advance <br />without offset, deduction or demand, as follows: <br />$1,762.00 per month on November 3, 2018 and a like amount on each first <br />day of the month thereafter through November 2, 2019; and <br />$1,806.00 per month on November 3, 2019 and a like amount on each first <br />day of the month thereafter through November 2, 2020; and <br />
