The purpose of this case is to <br />provide general feedback and discuss the possible PUD with the applicant. The Planning Commission met on <br />October 4, 2018 and noted several concerns, including defining the actual public benefit for the PUD and public <br />road width, with the preliminary plat. Ultimately, they tabled action on the item until their next meeting, November <br />1, 2018 to provide the applicant an opportunity to 'fine-tune' the proposal. Staff is looking for general feedback on <br />the proposed 35 home subdivision (34 detached townhomes, one single family home) off Nowthen Boulevard and <br />Potassium Street. <br />The site was previously granted preliminary and final plat approval for a subdivision via Planned Unit Development <br />(PUD) in 2005, but the final plat has since expired. Since the previous approval, City Code requirements for lot size <br />and wetland setbacks have changed. The PUD zoning remains on the parcel, though the underlying zoning was R-1 <br />(MUSA). As proposed, Potassium Street would be a 24-foot wide public road, improved from its current status of a <br />gravel road. The applicant has requested a cost -share on this road improvement with the City. The City Council <br />previously responded to an unofficial request for a cost -share. The applicant must provide a detailed cost -share <br />breakdown for the City Council to respond to. <br />The applicant and Staff are looking for general feedback from the City Council on the PUD proposal. <br />Notification: <br />No notification required for preliminary review. <br />Funding Source: <br />The applicant is responsible for all costs associated with review of the project. <br />Recommendation: <br />Staff is looking for general feedback for the applicant from the City Council on whether or not this proposal would <br />be approved, and if there is anything specific the applicant should add to their plans. <br />Action: <br />No motion required. <br />Staff would like feedback for the applicant before returning to the next Planning Commission meeting. <br />
