The subject property is .92 acres in size and is zoned E-2 <br />Employment; offices are a permitted us~ in this district. <br /> <br />The site plan is exceeding all required s~tbacks. Lot coverage has been calculated at 14%, <br />which is under the 45% maximum lot doverage restriction established in City Code. The <br />site plan is subject to 42 parking stalls and 51. stalls are being provided. <br /> <br />The site will derive access from 141st Avenue. <br /> <br />The proposed rock face concrete block ;and glass accents proposed fOr exterior materials <br />are permitted and desired in tl~e E-2 District. <br /> <br />The grading and drainage plan is genera!ly acceptable with the revisions-outlined in the <br />City Staff Review Letter. <br /> <br />The landscaping plan is acceptable. <br /> <br />The proposed development is a direct result of a Tax Increment Financing initiated <br />project. <br /> <br />The Planning Commission reviewed the~site plan at their February 3, 2005 meeting. <br /> <br /> <br />
