The exact location of <br />the fire lanes on the Site shall bi as directed by the City's Fire Chief. <br /> <br />LIGHTING. The site plan indicates there will be no outside lighting on the Site. <br /> <br />BUILDING FACADE.. The pe ~rmittee agrees to construct all building faces of <br />the same material as. listed on the ,Building Elevations Plan prepared by RJT <br />Architects. <br /> <br />STORMWATER MANAGEMENT FEE. The Stormwater Management Fee <br />shall be due at the closing of the l sale of the Development Property to the <br />Permittee. · <br /> <br />REQUIREMENTS I~OR BIJI ~LI)ING' PERMIT. No building permit for the Site <br />will be issued until th~ permitt~e~ has: a) signed and returned this Development <br />Permit; and b) provided the City with a copy of the LRRWMO permits, c) the <br />City is in receipt of the ~InspeCti0n Fee. <br /> <br />No Certificate of OccUpancy for. the: Structure will be issued until the Required <br />Improvements, or a financial sUrety for same, are accepted by the City. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required <br />Improvements shall be'constructed and completed before October 1, 2005. <br /> <br />RECOGNITION OF LOCATION.i The Permittee agrees to recognize the City <br />of Ramsey as the City of location on all of its forms of advertising and business <br />correspondence whenever reasOnablY!prudent to do so. <br /> <br />INSPECTION FEESi~The Permittee shall be responsible for all inspection costs <br />incurred by the City related to the~ !installatiOn of the Required Improvements. The <br />Permittee shall make a cash de'p0Sitiinto the appropriate escrow account of the <br />City and the City shall have' We aUthority to draw upon 'these funds for the <br />purpose of compensat~g for inspectiOn services. The amount of the deposit shall <br />be equal to five percent: (5%)of~he estimated cost. of the Required Improvements, <br />which equates to One'Th0USand· Seven Hundred and no Cents ($1,700). This <br />escrow amount shall peovide s'~ety for the cost of constructing storm sewer and <br />parking lot improveme-nts. Upon completion of the required Improvements to the <br />satisfaction of the Ci~, any sUrpluStbalance remaining in the City's escrow <br />account shall be refunded to the Permittee. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the <br />financial assistance listed in se~tiOn 2~2 of the Development Agreement between <br />the parties hereto datedMarch :117; 2005. The payment for the Site Improvements <br />shall be made at the. :time a Certificate of Occupancy for the Development <br />Property is issued. TheSe paymCn, ts will be made to Permittee only if all property <br />taxes, City fees and charges on the prOperty are current. <br /> <br /> <br />
