The City granted an interim use permit <br />to Village Bank on September 21, 2004, allowing the applicant to install a temporary <br />modular office building on:the SubjeetiProPerty to operate a bank until a permanent <br />banking facility is constructed. The subject <br />property is 2 acres in size and is zoned B421 Highway Business; banking facilities are a <br />permitted use in this district. ! ' <br /> <br />The site plan is exceeding al! required S~baCks. Lot coverage has been calculated at 7%, <br />which is under the 45% maximum lot' Coverage restriction established in City Code. The <br />site plan is proposing sufficient parking .stalls. <br /> <br />The site will derive access from Riverdale Drive. <br /> <br />The proposed concrete block and brick accent exterior materials are permitted and desired <br />in the B-2 District. <br /> <br />The grading and drainage Plan is generally acceptable. The landscaping plan is <br />acceptable. <br /> <br />In 2004, the applicant received an interim use permit to install a temporary modular <br />structure on the property in order to begin banking operations. The interim use permit <br />expires on December 31, 2005. The :applicant anticipates taking occupancy of the <br />permanent facility in September of this! yeah Therefore, staff is recommending that the <br />modular structure be removed :from the. property 30 days after receipt of Certificate of <br />Occupancy for the new permanent facility: <br /> <br /> <br />
